Agritopia is genuinely unlike anything else in the Phoenix metro, and if you describe it to people who haven't been there, it sounds like a made-up place. A working 160-acre organic citrus farm sits in the center of the neighborhood. The Farm at South Mountain restaurant is on the property. Residents harvest their own citrus. The streets are deliberately narrow, the homes are on small lots facing each other, and the design philosophy is explicitly pedestrian-first in a city that forgot pedestrians exist.
At $650K with a $175/month HOA and only 450 homes, Agritopia is a boutique community on Gilbert Road between Baseline and Ray. Gilbert Public Schools at 8/10 is the strongest school district in this guide, and the specific elementary schools serving this zip code routinely rank above the district average.
