Fulton Ranch is what happens when someone takes the Ocotillo proximity advantage and adds a gate, a private lake, and waterfall features. At $921K median on only 500 homes, it's the smallest and most exclusive community in the Chandler corridor — built between 2002 and 2018, so the newer construction is meaningfully better than the 1990s-era Ocotillo stock. The HOA at $194/month is surprisingly reasonable for a gated lakefront community, and the property tax rate at 0.51% is among the lowest in this guide.
The commute to Intel is 7 minutes off-peak via Gilbert Road north to Ray Road, then west to Dobson — or the slightly faster Pecos Road route. At that drive time, you're still in the camp of workers who can sleep until 5:15 AM for a 5:45 badge-in. NXP and Microchip are both within 12-14 minutes off-peak. The community sits just south of the Price/202 interchange and is well-positioned for the rare work-from-Scottsdale day at onsemi, though that's a 38-minute off-peak trip.
